The Big White House – Booking Terms and Conditions

Please note that bookings for The Big White House are administered by Skiddaw View Holiday Park Ltd (“the Company”). We act as booking agents only on behalf of the owner of The Big White House (“the Owner”). When we issue your written booking confirmation, you enter into a contract directly with the Owner for the provision of the holiday accommodation.

References to “we”, “us” or “our” refer to Skiddaw View Holiday Park Ltd acting as booking agent on behalf of the Owner.

These Terms and Conditions apply to your booking and use of The Big White House. Please read them carefully before making a booking.

Deposit Payment and Confirmation of Booking

A £600 booking deposit is required to secure your reservation. This forms part of the total cost of your holiday.

If your booking is made within 12 weeks of your arrival date, full payment of the holiday cost, together with the £500 refundable security deposit, is required at the time of booking.

Your booking is not confirmed until a written booking confirmation has been issued by Skiddaw View Holiday Park, either by email or in writing. A legally binding contract between you and the Owner is formed when we issue this confirmation.

We reserve the right, acting on behalf of the Owner, to refuse any booking before a booking confirmation has been issued.

All bookings must be made by a person aged 18 years or over.

Accuracy of Booking Details

Upon receipt of your booking confirmation, please check all details carefully. Any errors or omissions must be reported to us as soon as possible.

Your booking is made as a consumer booking only. Neither Skiddaw View Holiday Park Ltd nor the Owner accepts liability for losses, costs, expenses or claims arising from any business or commercial use of the accommodation.

Balance Payment

The balance of your holiday cost is due 12 weeks before your arrival date.

The £500 refundable security deposit is also payable with the final balance.

Payment must be made by credit or debit card, or by bank transfer where agreed in advance.

If the balance and security deposit are not received by the due date, we may treat the booking as cancelled by you and the £600 booking deposit may be forfeited.

Cancellations

For the purposes of these terms, cancellation means that The Big White House will not be occupied by any member of the party named on the booking.

Cancellation by You

All cancellations must be made in writing. We will acknowledge your cancellation and provide confirmation that the booking has been cancelled.

The £600 booking deposit is non-refundable.

Where further monies have been paid, we will make reasonable efforts to re-let The Big White House for the cancelled period.

If the property is successfully re-let, you will be refunded the monies recovered from the replacement booking, up to the amount you originally paid excluding the £600 booking deposit, less any reasonable costs or losses incurred as a result of the cancellation or re-letting.

Where the replacement booking is made at a lower price, any refund will reflect the amount actually recovered.

Any £500 refundable security deposit already paid will be returned following cancellation, provided the stay has not commenced.

If we are unable to re-let the property, you may remain liable for the cost of the booking, subject to the Owner taking reasonable steps to minimise any loss.

We strongly recommend that you obtain appropriate travel insurance including cancellation cover.

Cancellation by Us or the Owner

In the unlikely event that The Big White House becomes unavailable for your stay due to circumstances beyond our or the Owner's reasonable control, we will contact you as soon as reasonably possible.

Where appropriate, we may offer suitable alternative accommodation of a comparable standard.

If suitable alternative accommodation is not available, or you choose not to accept an alternative offered, all monies paid towards the accommodation, including the security deposit, will be refunded.

Neither we nor the Owner will be responsible for consequential losses or expenses arising from the cancellation except where required by law.

Arrival and Departure

The Big White House will be available from 4.00pm on the day of arrival unless otherwise agreed in advance.

Please do not arrive earlier unless arrangements have been made with us, as the property may still be being prepared.

Departure is by 10.00am on the day of departure.

We ask that the property is left in a clean and tidy condition to assist our housekeeping team.

Occupancy and Guests

The number of people staying at The Big White House must not exceed the maximum occupancy stated when booking.

Only guests included within the booking may stay overnight at the property unless prior permission has been obtained from us.

The property must not be used for parties, events or gatherings exceeding the agreed occupancy without prior written permission.

If the permitted occupancy is seriously exceeded, or the property is being used in a manner inconsistent with the booking, we or the Owner may require the booking party to leave the property. No refund will normally be payable where a booking is terminated as a result of a serious breach of these terms.

Any extension to your stay must be arranged through Skiddaw View Holiday Park and is subject to availability.

Access to the Property

We, the Owner and our authorised employees or contractors may require reasonable access to the property during your stay for essential maintenance, repairs, inspections or safety-related work.

Except in an emergency, we will endeavour to provide reasonable notice wherever practicable.

Care of The Big White House

Please treat The Big White House, its contents, furnishings, equipment and grounds with reasonable care and respect.

Any damage or breakages should be reported to us as soon as possible and, wherever possible, before departure.

You may be charged the reasonable cost of repairing or replacing items damaged deliberately, recklessly or negligently by you, your guests or a member of your party.

Minor accidental breakages such as glasses or crockery will not normally be charged provided they are reported to us.

Where damage caused by your party prevents the property from being occupied by subsequent guests, you may also be responsible for reasonable additional losses resulting directly from that damage.

Dogs

The Big White House accepts a maximum of two dogs, subject to a charge of £50 per dog, per stay.

Dogs must be declared at the time of booking and the applicable charge paid as part of the holiday cost.

Dogs must not be left unattended in the property and must not be allowed in bedrooms, on beds or on other furniture.

Guests are responsible for cleaning up after their dogs both inside the property and within the grounds.

Any damage or additional cleaning required as a result of dogs may be deducted from the security deposit. Where reasonable costs exceed the security deposit, the person making the booking will remain liable for the additional amount.

No pets other than dogs are permitted without our prior agreement.

Behaviour and Consideration for Others

The Big White House must be used responsibly and with consideration for neighbours and the surrounding area.

Excessive noise, nuisance, antisocial behaviour, illegal activity or behaviour which causes unreasonable disturbance will not be tolerated.

Where a serious breach occurs, or where unacceptable behaviour continues after a reasonable request to stop, we or the Owner may terminate the booking and require the party to leave.

No refund will normally be payable where a booking is terminated because of a serious breach of these terms.

Complaints and Problems During Your Stay

If you experience a problem with The Big White House during your stay, please contact Skiddaw View Holiday Park as soon as reasonably possible.

Reporting problems promptly gives us and the Owner an opportunity to investigate and, where possible, resolve them during your stay.

We will make reasonable efforts to arrange repairs or alternative solutions where facilities, furniture or equipment fail during your stay.

If you wish to make a complaint after departure, please contact us promptly and provide details of the issue, including when it was first reported during your stay where applicable.

Nothing in this section affects your statutory rights.

Electric Vehicle Charging

There is no electric vehicle charging facility at The Big White House. Electric vehicles must not be charged from the property's domestic electrical supply.

Domestic sockets, extension leads or any other electrical supply at the property must not be used to charge an electric vehicle.

Unauthorised electric vehicle charging may be treated as a serious breach of these terms, particularly where it creates an electrical or fire-safety risk. You may also be charged for any reasonable costs or damage resulting from unauthorised charging.

Liability

Neither Skiddaw View Holiday Park Ltd nor the Owner accepts responsibility for loss of or damage to personal belongings, vehicles or their contents except where such loss or damage results from negligence or where liability cannot lawfully be excluded.

Guests remain responsible for taking reasonable care of their own possessions during their stay.

Nothing in these Terms and Conditions excludes or limits liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any other liability which cannot lawfully be excluded or limited.

Termination

We or the Owner may terminate a booking where there is a serious breach of these Terms and Conditions, including serious or deliberate damage, dangerous behaviour, significant nuisance or antisocial behaviour, illegal activity or a serious breach of occupancy restrictions.

Where a booking is terminated because of such a breach, the person making the booking remains responsible for reasonable outstanding charges and the cost of damage caused by their party.

No refund will normally be payable in these circumstances.

Refundable Security Deposit

All bookings for The Big White House require a £500 refundable security deposit.

The security deposit is entirely separate from the £600 booking deposit and must be paid alongside the final holiday balance, which is due 12 weeks before arrival.

The deposit is held as security against damage, missing items, excessive cleaning or other reasonable costs resulting from the stay.

Following departure, the £500 security deposit will be refunded within 10 working days, provided The Big White House and its contents have been left in a satisfactory condition.

If damage, missing items or excessive cleaning is identified, we may deduct the reasonable costs involved from the security deposit and will provide details of any deductions made.

If the reasonable costs arising from damage, cleaning or other losses exceed the £500 security deposit, the person who made the booking will remain responsible for the additional amount.

Property Information and Facilities

We and the Owner endeavour to ensure that descriptions, photographs and information relating to The Big White House are accurate.

Minor changes to furnishings, equipment, décor or facilities may occur from time to time.

Neither we nor the Owner will be responsible for minor differences which do not materially affect the accommodation, except where responsibility arises through negligence or otherwise cannot lawfully be excluded.

Utilities, Internet and Services

Reasonable efforts will be made to ensure that utilities and services provided at The Big White House are available throughout your stay.

Occasional interruption to services such as electricity, water, heating, television, internet or mobile communications may occur for reasons outside our or the Owner's control.

Where a problem is reported, reasonable efforts will be made to investigate and rectify it as soon as practicable.

Nothing in this section affects any rights you may have where a significant failure materially affects the accommodation provided.

Force Majeure

Neither we nor the Owner will be liable to pay compensation for failure to perform obligations where this results from circumstances outside reasonable control.

Such circumstances may include severe weather, flooding, fire, natural disasters, war, terrorism, civil disturbance, industrial disputes, epidemics, pandemics, government restrictions, interruption to essential utilities or other comparable events which could not reasonably have been prevented.

Where such circumstances mean that The Big White House cannot be provided for your booked stay and the booking is cancelled by us or the Owner, the provisions under “Cancellation by Us or the Owner” will apply.

Your Statutory Rights

Nothing in these Terms and Conditions is intended to exclude or restrict any rights you have under applicable consumer law which cannot legally be excluded or restricted.

By making a booking, you confirm that you have read and agree to these Terms and Conditions and that you accept responsibility for ensuring that all members of your party comply with them.
